What is Design-Build?

The Design-Build Process
Step 1 Initial Meeting
Personal meetings are very important to our process. Our first meeting with you usually runs one-to-two hours, during which time we discuss and take detailed notes on your needs, wants, ideas and ideals. We can usually determine the appropriate approach to take at this time, in consideration of your budget goals.
Step 2 Preliminary Design
We develop preliminary designs based on the discussion and ideas generated at our meeting. These designs are presented in the form of sketches, drawings (plans and elevations), computer renderings and three dimensional models, if needed. We are able to price various options at this stage, which can help in your decision making. We also provide feasibility studies & master planning, often the first steps to determining which design option is right for you and how we might “phase” a project. All costs here go towards final construction price.
Step 3 Final Design, Contract & Closing
It is normal and even desirable to spend time refining the design at this stage. Usually one of the preliminary designs is chosen or various options are melded together into a final build-able design. We “value-engineer’ your
Step 4 Project Permits
We now ‘fine tune’ the final design, formally drawing it up with structural notes, dimensions and supporting documentation (energy and structural calculations, window and door schedules, site plans, etc.) required for city or county building permits. We submit the package and follow it through until permits are issued.
Step 5 Construction
The construction phase is intense and exciting. We stay organized and enjoy the process. No matter how much preparation and planning has been done, there are always decisions to be made. We like to involve the owner as much as he or she wishes. We also like to take advantage of any new opportunities that might appear to improve the design. We are adept at presenting new options clearly and simply, whether it’s a design detail or a structural change. We provide an itemized time schedule for construction, so you know exactly what is happening when.

Once we discuss your needs and wants in your home we begin the design phase of crafting out your home as a rough, then we send the plans to you for you to edge all the details out, and finally come out with a polish/finished design on your new home. After that we help you find all your interior needs from vanities, flooring, lighting, we have you covered with some of our finest partners!
Now that you have your dream home designed and your interiors selected, it is now time to break ground and begin building your dream home! This process can take anywhere from 4-6 months depending on the level of your home. We allow you to be a part of the process from beginning to end to make sure that you are 100% satisfied.
Once your home is completely built and everything is set, we will tour with you for what we call a punchout. A punchout is a small item list that may have been missed after the final clean up and to make sure everything is taken care of for you before you move in!
Now that the punchout is completed now is your moment, the moment you have been waiting for since we have sat down with you to first discuss your new home. It’s move in time! Enjoy your new home and watch as everyone who enters gives you that WOW!
